Business owners often think about signage near the end of a move, remodel, or new location buildout. By then, the opening date may already be close. The problem is that a permanent commercial sign is not an item that can simply be ordered on Monday and attached to the building on Friday.
A realistic commercial sign timeline in Phoenix includes design work, property approval, permit review, fabrication, electrical preparation, and installation. Starting early gives each stage room to happen properly and reduces the risk of opening with a temporary banner where a finished sign should be.
Begin When The Lease And Building Plans Are Taking Shape
The best time to discuss a sign is usually when the business has control of the location and the basic storefront plans are known. A sign company needs accurate measurements, photographs, wall details, electrical information, and an understanding of how customers will approach the property.
Early planning also allows the sign design to work with the building rather than being squeezed into whatever space remains. Channel letters may require a raceway or individual mounting points. A monument sign may involve a foundation, underground utilities, and engineering. A large cabinet or pylon sign can require access for service equipment.
Landlord Approval Can Affect The Design
Businesses in shopping centers and managed commercial properties often have a sign criteria package. It may control letter height, colors, illumination, materials, placement, and the area available on the building.
A franchise may have its own brand standards at the same time. The sign therefore has to satisfy the business, the franchise, the property owner, and the local code. Waiting for landlord approval after a final design has been prepared can lead to revisions and lost time.
Ask for the property sign criteria as soon as the lease is signed. It is one of the most useful documents a sign company can receive at the beginning of a project.
Permit Review Is Only One Part Of The Schedule
Most permanent exterior commercial signs require local review. The City of Phoenix directs sign permit questions through its Planning and Development Sign Section. Mesa states that sign permits are reviewed within ten business days, with an expedited five business day review cycle available for an additional fee.
Those review periods do not include every part of the project. A submission may need site plans, elevations, electrical details, engineering, landlord approval, or revisions requested by the city. Permit time should be treated as one stage of the schedule, not the entire schedule.
Rules also differ across Phoenix, Mesa, Scottsdale, Chandler, Gilbert, Tempe, and other Valley communities. A design that works at one property may need changes at another.
Fabrication Begins After The Details Are Settled
Once the design and approvals are complete, the sign moves into production. Materials must be ordered, letters or cabinets fabricated, faces prepared, finishes applied, and lighting tested. Custom logos and unusual shapes can take more work than standard lettering.
Installation then has to be coordinated with the property, electrical contractor, lift or crane access, and the approved permit. Weather and site access may also affect the installation date. A busy retail center may limit the hours when equipment can occupy a drive lane or parking area.
Give A New Location Some Breathing Room
There is no single timeline that fits every sign. A simple nonilluminated wall sign is different from a large monument sign or a complete package for several buildings. The safest approach is to begin the conversation several weeks before the sign is needed and earlier for complex projects, new construction, or multiple location work.
